Renting in Sitges

Length

At least 5 years

Or 7 if the landlord is a company, then yearly extensions for up to 3 more years. Tenants can leave after 6 months with 30 days’ notice.

Deposit and fees

One month’s deposit, no agency fees

The landlord lodges the deposit with INCASÒL and must give you proof: ask for it. Agency and contract-drafting fees are paid by the landlord, not the tenant.

Rent-controlled zone

Rent caps

On a new contract the rent cannot exceed the previous contract for that flat. If the landlord owns 5 or more homes, the reference index applies.

Documents

Habitability and energy

Ads and contracts must state the habitability certificate (cédula), the energy certificate and the maximum reference rent.

Seasonal lets

Only with a real reason

Seasonal rentals need a provable reason (work, study, health…). Otherwise they count as a main residence.

October 2026: Spanish rental law is changing (Royal Decree-laws 28/2026 and 29/2026, awaiting ratification by Congress). Before signing, check the current version or ask the local housing office.

Buying in Sitges

The steps

Nota simple, deposit, notary

First, the Land Registry extract (“nota simple”, also online): owner and charges. Then reservation or deposit contract (arras), mortgage if needed, deed before a notary, taxes and registration.

Resale homes

Transfer tax 10–13%

In Catalonia: 10% up to €600,000, 11% up to €900,000, 12% up to €1.5M and 13% above. Reduced rates exist (young buyers, protected housing).

New build

10% VAT + stamp duty

You pay 10% VAT plus stamp duty (AJD), generally 1.5% in Catalonia.

Mortgage

The bank pays most costs

The bank pays the notary, registry and agency costs of the mortgage; you pay the valuation. You get a free notary meeting before signing.

Foreign buyers

You’ll need an NIE

Apply with an appointment at a police station or immigration office (the nearest is in Vilanova i la Geltrú) or at a Spanish consulate abroad.

The municipal capital-gains tax (plusvalía) is paid by the seller. To sell or rent, the owner must have the habitability certificate and the energy-efficiency certificate.

Holiday lets and where to get advice

Holiday lets: Sitges already exceeds the tourist-flat limits set by its bylaw, so no new licences can be requested. If you buy to let to tourists, check first that the flat already has a licence. Since July 2025 short-term and seasonal rentals must be entered in the national single rental register.

Sitges local housing office (Oficina Local d’Habitatge): information on protected housing, rent and renovation grants, holiday lets and tenants’ rights. Sitges Town Hall, Plaça de l’Ajuntament; email habitatge@sitges.cat; citizen helpline 010 (appointment needed).
